You've probably heard it before.
"Why are you throwing your money away on rent?"
"You could be paying your own mortgage instead of someone else's!"
"Renting is a waste of money!"
As a Realtor and Mortgage Loan Originator, you might expect me to agree with those statements.
But here's the truth.
Buying a home isn't always the right decision. And renting isn't always the wrong one.
I know that might sound strange coming from someone who helps people buy homes for a living, but my job isn't to convince everyone to purchase a house.
My job is to help people make decisions that make sense for their lives, their finances, and their future.
Let's talk about it.
Renting Is Not Throwing Money Away
First, let's get rid of the idea that renting is automatically a bad financial decision.
When you rent, you're paying for a place to live. You're also paying for flexibility and, in many cases, fewer responsibilities.
Your landlord is generally responsible for major repairs and property maintenance. If the water heater goes out or the roof needs replacing, those expenses typically aren't yours.
Renting can also give you the freedom to relocate without having to sell a property.
Maybe you're working toward a career change.
Maybe you're rebuilding your credit.
Maybe you're saving money or simply aren't sure where you want to settle down.
There is nothing wrong with renting while you're figuring out your next chapter.
The problem isn't renting.
The problem is renting indefinitely because you believe homeownership isn't possible without ever exploring your options.
When Buying Does Make Sense
Homeownership can be an incredible opportunity.
For many people, buying a home provides stability, an opportunity to build equity, and the freedom to make a space truly their own.
But buying should make sense financially, not just emotionally.
Here are a few signs that you might be ready:
Your income is consistent. You have a reliable source of income and feel comfortable managing your monthly expenses.
You understand your budget. You know what you can realistically afford without sacrificing your financial well-being.
You plan to stay awhile. Purchasing a home generally makes more sense when you expect to remain in the area long enough to offset the costs of buying and eventually selling.
You're prepared for additional expenses. Homeownership involves more than a mortgage payment. Property taxes, homeowners insurance, maintenance, repairs, and potentially HOA fees all need to be considered.
You're ready for the responsibility. Owning a home means taking care of the property and planning for unexpected expenses.
You don't have to be wealthy to purchase a home.
You don't necessarily need perfect credit.
And you don't always need a 20% down payment.
But you do need a plan.
When It Might Not Be the Right Time
Sometimes the smartest financial decision is to wait.
And that's okay!
If purchasing a home would leave you without savings, stretch your monthly budget beyond your comfort level, or create unnecessary financial stress, it might not be the right time.
The same goes if you're uncertain about your employment, planning a major life change, or expecting to relocate soon.
One thing I always want buyers to understand is that qualifying for a mortgage and being financially comfortable with that mortgage are two different things.
A lender may approve you for a certain loan amount, but that doesn't automatically mean you should spend the maximum.
Your home should add value to your life, not become a financial burden.
The Goal Is Not Just to Buy a Home
Let's say you're currently paying $1,800 a month in rent.
You start wondering whether you could purchase a home with a similar monthly payment.
That's a great question!
But comparing rent to a mortgage payment isn't quite that simple.
Your total monthly housing expense could include principal, interest, property taxes, homeowners insurance, mortgage insurance, and HOA fees.
Then there are maintenance costs and unexpected repairs.
On the other hand, purchasing a home may allow you to build equity over time and potentially benefit from property appreciation.
There are advantages and disadvantages to both options.
The goal shouldn't be to purchase a home simply because someone told you renting was a waste of money.
The goal should be to purchase a home when doing so supports your financial stability and long-term goals.
What I Tell My Clients
One of the things I love most about working in real estate is helping people understand their options.
Sometimes I meet buyers who are completely prepared to purchase a home but don't realize it.
Other times, I meet people who are excited about buying but need a little more time to get their finances where they want them.
Both conversations are equally important.
If you're ready, let's explore your options and find a home that fits your needs.
If you're not quite there yet, let's figure out what steps will help you move forward.
Maybe that means improving your credit.
Maybe it means paying down debt.
Maybe it means saving a little more money.
Or maybe it means discovering that there are financing options you didn't know existed.
Whatever your situation, I'd rather help you create a realistic plan than encourage you to make a decision you're not comfortable with.
If You're Wondering Where You Stand...
You don't have to figure everything out on your own.
As both a Realtor with Casa Montoya Realty and a Mortgage Loan Originator with Global Funding, LLC, I can help you explore the real estate and financing sides of purchasing a home.
And if you're not ready to purchase today?
That's perfectly fine.
We can have a real conversation about your situation, your goals, and your timeline.
If you're ready, I'll help you move forward.
If you're not ready yet, I'll help you get there.
Because homeownership isn't a race.
It's about making the right decision for you.
